I was very excited to sell our three bedroom home and downsize to a one bedroom loft-style apartment. Although we will be losing a pool and a garden when we move, we are also relinquishing responsibility for maintaining them too. Fortunately, our new place has communal gardens and a swimming pool, but we won’t be responsible for their upkeep. It’s the best of both worlds. We also travel so much that downsizing to a simple lock-up & go apartment makes perfect sense.
We’ve invested a lot of time and money maintaining our home over the years, so it was in good condition. When I knew I would be appearing on Come Dine With Me South Africa we re-painted the entire house and made a few cosmetic changes to the decor so that it fit for guests and to be seen on television, but when we decided to sell it , we consulted Property Styling to advise how we could maximize our property to appeal to as many potential buyers as possible.
It’s a new trend that I’ve noticed on television – property makeovers before a show-day. Usually the television shows feature outdated homes that need a lot of TLC to appeal to buyers. Our home is very modern and didn’t need a drastic makeover, but we did want to sell ASAP and fetch the best possible price. Property Styling advised us on the simplest and most affordable changes we could make to help sell our house.
The biggest change was to upscale the kitchen by replacing the wooden counters with granite. The cupboards were in good condition but they replaced doors so they were spotless and added brushed steel handles to complement the granite. Two simple changes that dramatically changed the look and feel of our kitchen. They also replaced the stove to match the granite – not something that we planned to do, but they spotted a good deal and recommended we take it.
Property Styling repainted the house (again!) a lighter shade to make it appear more spacious and breezy. They stuck to our original colour scheme of grey but they suggested a more modern shade. That simple re-paint just made the house look more modern and fresh.
On a more practical note, they also scrubbed all the grouting throughout the house to the point that it looked as though we’d completely re-tiled the place. This was something a lot of people commented on – our new tiles!
Property Styling also offers a gardening and pool cleaning service, so they swept through the garden and blitzed our pool into show-day condition.
Those were the big changes that Property Styling made, but they also made a few suggestions that could be applied by anybody selling their house.
1: Fresh flowers always make a room more appealing.
2: Create a neutral space so that prospective buyers can superimpose their lifestyle in your home.
3: Remove personal items (like photographs) so that people don’t feel like they’re in your space.
4: Invest in fresh linen so that your personal areas look inviting. (And, you get to keep it!)
5: No matter how clean your towels, buy fresh ones that look virginal.
6: Hide personal grooming items like razors, toothbrushes etc. so bathrooms don’t look like health hazards!
7: Swimming pools need to look sparkling and blue. Nobody wants to buy a house with a dirty pool.
8: Gardens need to look relaxing and low maintenance – get a gardening service to manicure everything!
9: Pets (if you have any) need to be groomed and on their best behavior. Prospective buyers might not be pet-lovers, but try make yours as appealing as possible – even if you’re not selling them with the house.
10: If you smoke, start smoking outside so that your show-house doesn’t smell like an ashtray – big deterrent to potential home buyers. Ideally, your home should smell fresh, neutral and clean.
We had such an amazing response to our show-day – people literally loved everything about our place, that we’ve had three offers within five days. Big kudos to Property Styling for decluttering our space and highlighting the selling points. They’ve done such a great job that I’m tempted not to sell!
